In partnership with White Peterman Properties and WHI Real Estate Partners L.P, High Street designed and entitled a 200-key AC Hotel by Marriott in Downtown Seattle. Located in the heart of the 10+ million square feet of Amazon offices, the development site sits on Yale Avenue at the intersection of the South Lake Union and Denny Triangle neighborhoods. Prior to groundbreaking, the JV sold the entitled land in 2021.

The Ryder Hotel
Charleston, SC
High Street Real Estate Partners, in partnership with WHI Real Estate Partners, acquired the King Charles Inn in December 2019. Located in the Historic District of Charleston, South Carolina, the 91-key boutique property is popular among both business and leisure travelers and is known for its A+ location and easy accessibility to every attraction in the neighboring area. Located at the corner of Meeting and Hasell Streets, the property is surrounded by the historic Charleston City Market, premier retail, the College of Charleston, and countless world-famous restaurants that have established the City of Charleston as one of the top dining, shopping, and nightlife markets in the country. Beginning in August 2020, the hotel underwent a comprehensive renovation that touched all aspects of the hotel, from guestrooms and public spaces to a completely refreshed food and beverage experience (“Little Palm”) in the pool-centered courtyard. As a component of the renovation, the hotel was rebranded as The Ryder Hotel. Since the repositioning, the hotel has become a staple in the ever-changing landscape of boutique hotels in Charleston.
Seattle Marriott Bellevue
Bellevue, WA
High Street and its partners developed this modern downtown hotel, opened in 2015 in central Bellevue, Washington. Located just off of Interstate 405 and 1 mile from the Downtown Park, the Seattle Marriott Bellevue is perfect for business or leisure travelers coming to this upscale Seattle neighborhood. Outside of the Seattle central business district, downtown Bellevue has the highest density of residential and office uses of any sub-market in the greater Seattle area and is home to companies such as T-Mobile, Verizon, Eddie Bauer, Puget Sound Energy and PACCAR. High Street exited this investment with a sale to Carey Watermark Investors in early 2016.
AC Hotel by Marriott Seattle Bellevue/Downtown - Bellevue, WA
High Street and its partners opened the AC Hotel by Marriott Seattle Bellevue/Downtown in August of 2017. The hotel is conveniently located near the central business district and some of the city’s most popular attractions. Conduct business in distinguished meeting spaces fitted with advanced AV equipment. In the evenings, come home to the AC Lounge for craft beers, wines & tapas, or explore dozens of award-winning restaurants nearby. Whether you’re in town for business or pleasure, we elevate your travel and celebrate the beauty of the small details. High Street exited this investment in December 2017 with a sale to Aju, a South Korean investment conglomerate.
Embassy Suites Portfolio – Dallas, TX – Nashville, TN – New Orleans, LA
High Street and its partners acquired a 3-pack portfolio of Embassy Suites and a boutique annex tower from Felcor Lodging Trust in 2012. The hotels were located in Dallas, New Orleans, and the Nashville airport and contained a total of 904 rooms. With the introduction of a new management team (Aimbridge Hospitality) and thoughtful capital investments, High Street brought the hotels to a higher quality tier. High Street exited these investments from 2015-2018 through four separate transactions.
